Semis, bungalows and long back gardens in Acklam

Few parts of Middlesbrough are as uniform as Acklam. In the 2021 Census, 78.0% of homes in Acklam ward were semi-detached, 8.5% detached and only 5.4% terraced, and 82.6% of households owned their home outright or with a mortgage. Streets such as Cowley Road, Fane Grove, Ullswater Avenue and the Lake District-named groves near Parkfield Avenue are lined with hipped-roof semis, and Hall Drive near the hall includes bungalows as well as semis.

A typical Acklam semi has a kitchen or dining room at the back, often with patio doors added later, and a garden that runs back twenty metres or more. Where an old concrete patio by the house has cracked or sunk, that is often the natural spot for a new deck: we either lift it or, if it's sound and drains well, build a low frame above it.

Because the plots are long, people often split the garden into zones. A deck by the house gives a level dining area; the lawn stays for children; and a second, small deck or a bench platform at the sunny far end catches the evening light. It is worth checking where the afternoon sun lands before deciding where the main deck should go.

Bungalows are a special case. With no stairs inside, owners often want step-free access from the back door. A deck set level with the threshold, with a gentle ramp or one broad step down to the lawn, can make the whole garden easier to use.

Semis usually have a side path or drive, which makes deliveries simpler than in the terraces of Linthorpe. We still check gate widths and any garages or extensions in the way.

Sandy ground and drainage under an Acklam deck

The BGS 1:50,000 geology map places central Acklam on glaciolacustrine sand, left by a glacial lake, over Mercia Mudstone. Elsewhere in the suburb that sand gives way to clay and till, and the change can happen within a street, so we dig a trial hole for the first post rather than assume.

Sandy layers drain faster than the heavy clay found in other parts of Middlesbrough, which helps: puddles under the deck clear quickly. The flip side is that loose sand doesn't hold a post as firmly as compact clay, so footings go down until they reach firm ground and are set in concrete. If an old patio is left in place, we make sure water can still escape from beneath it, because a slab base with no outlet can hold water against the frame.

The Environment Agency's Flood Map for Planning shows no Flood Zone 2 or 3 land within 300 metres of central Acklam. Marton West Beck and Newham Beck run within a kilometre, so homes close to those becks should check their own postcode on the map.

Acklam Hall Conservation Area and planning rules

Acklam Hall, built in the late seventeenth century for the Hustler family, is listed Grade I. The Acklam Hall Conservation Area, one of eight conservation areas in Middlesbrough, takes in the hall and its grounds, and Hustlers Way and Hall Drive run close to it.

National permitted development rules let most houses add a deck without applying for planning permission, provided it is no higher than 30cm, covers no more than half of the garden along with any other extensions and outbuildings, and sits behind the front wall of the house. Inside a conservation area the rules tighten: no decking is permitted at the side of the house. A raised deck over 30cm needs an application anywhere.

What shapes the cost of a deck in Acklam

Can you build a deck over my old concrete patio?

Often, yes. If the patio is sound and water can drain off or through it, we build a low frame on adjustable supports above it, which saves breaking it out. If it has sunk, cracked badly or slopes towards the house, we lift it first. We'll tell you which at the visit.

Is my Acklam house in the Acklam Hall Conservation Area?

Only homes close to the hall and its grounds are inside it; most of Acklam is not. Middlesbrough Council publishes the boundary map. If you are inside, decking at the side of the house needs permission, while a low rear deck can still be permitted development.

Can a deck give step-free access from a bungalow?

Yes. We set the deck surface just below the door threshold so there is no trip, then bring it down to the garden with a gentle ramp or one broad, shallow step. A textured composite board helps grip in wet weather. It's worth deciding on rails or edging at the same time.

Does sandy soil change how the deck is built?

It changes the footings. Sand drains well but holds a post less firmly than compact clay, so we dig until we reach firm ground and set each post in concrete. Because Acklam's ground varies between sand and clay, we dig a test hole first rather than guess.
